NEO Vantage Point is currently under construction. Building 1 is scheduled to open in May 2024. Building 3 is scheduled to open in June 2024, while building 2 is scheduled to open October 2024.
Your rental payment will include your base rental amount. There is a $3 monthly charge for pest control, valet trash is $30 monthly, and there is a $4.50 monthly utility billing fee. These utility charges will be paid online with your monthly rental amount. Residents are responsible for setting up internet and electricity on their own. Internet/Cable is through AT&T and electricity is through Ameren UE. There is a one-time city inspection fee of $80 that will be charged at the time of move-in. There is a one-time $30 package handling fee that is due prior to moving in. The city inspection fee is required through the City of Maryland Heights.
There is a $50 non-refundable application fee per applicant. There is an administrative fee of $300 per unit. With approved credit, we are currently waiving the security deposit. With conditional approval, there would be a $1,000 security deposit owed.
The income requirement is three times the monthly rental amount of your base rent. We will need to verify your income. The documentation will depend on your employment status. Our screening is done through a third-party screening company. They look at criminal background history, credit history, and rental history on all applicants.
Yes, renters’ insurance is required before you move in at the property. You may choose to use our preferred insurance company, Foxen which can automatically enroll you at the cost of $14 per month or you may choose your own third-party insurance company. You must have $100,000 personal liability insurance and NEO Vantage Point Apartments with the address PO Box 12367 Columbus OH 43212 needs to be added as an additional interest.
At NEO Vantage Point, we perform a criminal background check and credit check on all applicants at the property. We have a pass or fail system through our third-party screening company that links with our property management software. There are times where we will accept conditional approval. Yes, you can sign a lease agreement with a guarantor if you do not meet the monthly income requirement. Guarantors are required to make five times the monthly rental amount at NEO Vantage Point. Please contact the leasing office for more information.
The application process typically takes 3-5 business days.
We offer 12 month lease terms. Please visit the Floor Plans page and select a unit to view lease term pricing.
This information is covered in the lease agreement. Per the lease, we require a 60-day notice to vacate in writing. The termination fee is 2x the monthly rent. This amount is due 5-days after you submit your notice to vacate. Please keep in mind that you are still responsible for your rental payments and utilities until the 60-days is up.
